For landlords who've had enough

Lease your house to Famill. Keep the deeds. Lose the tenants.

We lease your house for 1 to 6 years and match it with a care provider who needs it. Rent paid every month. Repairs, tenants and paperwork are ours, not yours.

Tenants. Repairs. New rules. It all lands on you.

The landlords who call us say the same things. They're fed up with tenants, repairs and new rules. Most would take a steady rent over top rent for an easier life.

Tenants who come and go
Every change means voids, checks, deposits and the chance of arrears.
Repairs that never stop
The boiler, the damp, the 9pm phone call. It's always your problem.
New rules every year
Section 21 has gone and the Renters' Rights Act brings more. Getting a house back is harder than it was.
A tax bill if you sell
Sell everything at once and Capital Gains Tax can take a big bite in a single year.
With Famill, you hand all of that over and keep the house.

How it works

From first call to first rent in as little as 21 days

You speak to Anna, not a call centre. She's a chartered accountant (ACA), so your figure comes with the tax worked out.

Your 3 ways out, side by side

Your rent figure shows all 3, with the numbers and the tax on each. You choose. We tailor the deal to what you need: more each month, or more for the house.

Most popular Way 1 · Most landlords

Lease to us

You keep the deeds. We pay you rent every month for 1 to 6 years and take care of everything else.

  • Rent paid monthly
  • Keep the house and any rise in its value
  • Hand it back at the end, or renew
Way 2 · Landlords who want out for good

Lease now, sell later

We agree a price today and pay rent while we lease it. We buy at the end, which can be spread over 1 to 6 years.

  • Price agreed upfront
  • Rent paid while you wait
  • Spread the sale to manage your tax
Way 3 · Landlords who want the money now

Sell outright

If a straight sale suits you better, we'll say so and introduce you to buyers we work with.

  • No pressure to lease
  • A straight answer either way
  • Anna works the tax out with you

What it costs you: £0

There are no fees to you. We earn from the provider side, not from you. Your only cost is your mortgage, if you have one.

  • Finding and managing the care provider
  • Day-to-day repairs and maintenance
  • Council tax and bills while we lease it
  • Getting the house ready for the provider
  • All the calls, the visits and the paperwork

Who lives in your house?

People supported by a care or housing provider: supported living, assisted living, children's homes and emergency housing. The provider looks after the people. Your lease is with Famill, so you deal with us, not them.

  • Your lease is with Famill, so your rent keeps coming even if a provider moves on
  • We only work with care and housing providers we've checked
  • We visit and look after the house for the whole lease

Questions we get asked on calls

Do I have to sell my house?

No. Most landlords lease to us and keep the deeds. Want out for good? We can agree a price now and buy later. Spreading it over 1 to 6 years means the tax doesn't land in one year.

Who pays for repairs?

Not you. If a door handle snaps, we get it fixed. You don't hear about it. Your only cost is your mortgage, if you have one.

What if the care provider leaves?

Your lease is with Famill, so your rent keeps coming for the full term. Finding the next provider is our job, not yours.

Does the rent go up?

We agree it with you before you sign. If you need it to rise during the lease, we'll build that in.

There's a tenant in my house now. Can I still do this?

Yes. The house needs to be empty before the lease starts. We'll agree a plan and a start date with you or your letting agent.

Can I get my house back?

Yes. The lease has a set end date, and we agree a break clause in writing before you sign.

How fast can this happen?

Your rent figure comes within 7 days. Our fastest so far went from first call to first rent in 21 days. Most take 3 to 7 weeks.

Is Famill a real, registered company?

Yes. Famill Property Limited, company number 14061481. Check us on Companies House. We are registered with the ICO (ZC045864) and the Property Redress Scheme (PRS055497).
