Guaranteed rent for landlords
We lease your house and let it to a regulated care or housing provider, as a home for the people they support. You get the agreed rent every month for the whole lease, even if the house is empty. You keep the deeds.
Care and housing providers we work with
Most landlords who call us aren't short of a house. They're short of patience. Guaranteed rent takes all of this off your plate.
We don't sell it, and we don't fill it with short-term tenants. A regulated care or housing provider uses it as a home for the people they support, on a long lease.
No small print games. Here is exactly what you get, before you speak to us.
Not every guaranteed rent scheme is the same. Ask these before you sign anything. Here are our answers.
| Famill guaranteed rent | Letting agent | Selling up | |

How it works
★★★★★"I'd been renting for 18 years and was ready to sell. They took over in under two weeks, and now I get my rent every month without a single phone call."
★★★★★"They handled everything, even the repairs. My rent is in my account like clockwork, and I finally get to enjoy my retirement."
★★★★★"I'd never heard of a Lease Option before speaking to Anna. She explained everything in plain English and handled the process from start to finish. The rent comes in on time every month."
We work mainly in the East Midlands, the North West and the West Midlands.
Yes. The rent is written into your lease with Famill. We pay it every month for the whole term, whether the house is lived in or empty.
We aim to match what you'd keep from a normal let, after agent fees, empty months and repairs. Your figure shows the numbers in writing, so you can compare.
Nothing changes for you. Your lease is with Famill, so your rent keeps coming. Finding the next provider is our job.
Not you. We arrange day-to-day repairs and maintenance. Your only cost is your mortgage, if you have one.
No. Council schemes usually house a family on a tenancy. With Famill, you lease to us, and we place a regulated care or housing provider.
We agree it with you before you sign. If you need it to rise during the lease, we'll build that in.
Yes. The house needs to be empty before the lease starts. We'll agree a plan and a start date with you.
